Is That Smell Mold? Common Causes and Solutions

Mold is always an unforeseen circumstance but in Florida, it is more common because of Florida’s subtropical climate that includes high humidity and rainy days. Mold is primarily caused by excessive moisture, high humidity, and poor ventilation. Those conditions allow mold spores to grow on porous materials like paper, wood, drywall, and carpet.

Common causes that promote excessive moisture include plumbing leaks, roof leaks, window condensation, flooding, and damp basements or crawl spaces. Growth often occurs within 24–72 hours.

Most Common Sources of Moisture

  • Water Damage: Roof leaks, burst pipes, overflowing sinks/tubs, and broken water pipes are major causes.
  • Condensation and Humidity: Humidity levels above 55-60%, often found in bathrooms, kitchens, or basements, cause condensation on cold surfaces.
  • Poor Ventilation: Lack of air circulation, particularly in enclosed spaces, allows moisture to accumulate.
  • Flooding and Leaks causing Dampness: Floods or water intrusions in basements and crawl spaces.
  • Everyday Activities: Cooking, showering, and drying clothes indoors without proper venting.
  • Wet Cloth Materials: Wet towels, laundry, or carpets left on the floor for extended periods.

Mold requires three main elements to thrive:

Moisture: Humidity exceeding 55%-60% is ideal conditions for mold to grow, anything over 70% can cause rapid growth.
Nutrients: Organic materials such as wood, insulation, drywall, and wallpaper feed the mold spores.
Temperature: Most molds grow in temperatures above 40 degrees Fahrenheit.

How to prevent mold growth

  • Control Moisture: Fix leaks immediately and use dehumidifiers in commonly damp rooms.
  • Improve Ventilation: Use exhaust fans in kitchens and bathrooms while cooking and showering.
  • Promptly Dry Wet Areas: Dry water-damaged areas within 24–48 hours.
  • Control Humidity: Keep indoor humidity between 45% to 55% if possible for optimal home health
